£30m leisure scheme planned for Darlington

5 Jun 13 Developer Terrace Hill is planning to build a £30m leisure complex in Darlington as part of a diversification of its portfolio.

Terrace Hill is best known for its supermarket developments, and these remain a core part of its business. However, it is increasingly developing other types of projects too.

The developer is working up plans for several major leisure schemes across the country, with Darlington at the most advanced stage.  It has entered into a conditional contract with Darlington Borough Council, the town centre site's landowners, to build a complex with a nine-screen cinema, an 80-bedroom hotel and six restaurant units. Terms have been agreed with Vue Cinemas and Whitbread. A planning application for the Feethams leisure scheme will be submitted this summer and completion is anticipated towards the end of 2014.

Elsewhere, construction is under way in the centre of Southampton on the Mayflower Halls student accommodation scheme that is pre-let to Southampton University. Completion is scheduled for June 2014.

In Christchurch, a 60,000 sq ft industrial development is being carried out for Kondor.

In the core sector of supermarkets, Terrace Hill has a planning application for a 99,653 sq ft Sainsbury's at Herne Bay, which is expected to be decided upon this summer. 

On Teesside it will be submitting a planning application in the middle of June for a 125,000 sq ft Sainsbury's store along with a public house for Marston's, a KFC and a coffee bar.

An application to build a 70,000 sq ft foodstore on a council-owned site in St Austell, Cornwall, was refused recently. Terrace Hill is considering lodging an appeal.

Terrace Hill chief executive Philip Leech said: "We are now undoubtedly one of the market leaders of foodstore developments in the UK, with an impressive track record of completed schemes and a strong pipeline of sites in planning or under review. However, I am also pleased that we have been very active in other market sectors. We recently completed construction of a substantial central London office and residential development, with a further project in Mayfair due to start in the summer. In Southampton, we are on site building a major new student accommodation scheme, which we have already pre-let and forward sold, while in Darlington we expect to begin construction of a significant leisure complex later this year."
