The project forms part of a larger Cat A refurbishment programme designed by Aros Architects, which will see main contractor Interior Motives upgrade the three office buildings, owned by Henderson Properties.

The offices are clustered around a roundabout located close to junction 17 of the M25 and the scheme also includes construction of a coffee shop in the centre of the roundabout, for which LJJ will also carry out the Cat A M&E installation.

With a combined internal area of 98,910ft², the three buildings were originally constructed in 1988 and this scheme will be the first major upgrade since they were built.  Two of the three buildings are occupied and the project will be carried out in a phased programme enabling each tenant to move into a refurbished building while their offices are upgraded.

Andy Gross of Interior Motives said: “This is a very complex 18 month programme which requires careful management to avoid any risk of business interruption to the tenants. To deliver that we need to work with an M&E specialist that we can trust to remain on programme and take a flexible approach where required.  LJJ’s track record on similar schemes means that we can be confident that the scheme will run smoothly.”
