We have an exciting opportunity for an experienced Estimator or Pre-Development Surveyor to join Bellway, one of the UK’s largest house builders. Based within our Scotland East Division in Livingston, this is a fantastic opportunity to play a key role in shaping future developments across the Midlothian, East Lothian, West Lothian and Fife regions.&lt;br /&gt;&#13;

The Role&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
Reporting to the Head of Commercial, you will be responsible for preparing cost plans for the appraisal of development and land opportunities, ensuring estimating work is completed in a timely, accurate and effective manner. You will work closely with colleagues across Land, Commercial and wider divisional teams, providing clear and robust cost information to support land bids, development appraisals and pre-budget activity.&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
Principal accountabilities of the role include:&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
Preparing initial viability estimates for land bids for review and sign off by the Head of Commercial.&lt;br /&gt;&#13;
Working closely with the Land Department on current and future development opportunities.&lt;br /&gt;&#13;
Preparing viability estimates covering construction costs, site abnormals, professional fees, site management costs and preliminaries.&lt;br /&gt;&#13;
Inputting development costs into appraisals and viabilities.&lt;br /&gt;&#13;
Supporting value engineering activity at appraisal and pre-start stage.&lt;br /&gt;&#13;
Obtaining specialist quotations, such as demolition or other abnormal cost items, to help reduce risk within land viabilities.&lt;br /&gt;&#13;
Ensuring full viabilities comply with Group Guidelines on Viabilities, Budgets and Valuations.&lt;br /&gt;&#13;
Supporting the Commercial Manager with pre-budget costs for sites.&lt;br /&gt;&#13;
Assisting with the review of site budgets and analysis of variance reports.&lt;br /&gt;&#13;
Providing guidance to Surveyors at project handover stage where required.&lt;br /&gt;&#13;
Collating and submitting statistical analysis as needed.&lt;br /&gt;&#13;
Experience&lt;br /&gt;&#13;

Experience of working as an Estimator or Pre-Development Surveyor within a national housebuilder.&lt;br /&gt;&#13;

The Role&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
The role of Senior Site Manager, reports to the Construction Manager and is responsible for managing all aspects of a construction development site, ensuring the provision of safe, efficient and cost effective works at all times, while maintaining the highest quality of work and customer service are delivered within the given timescales. The Senior Site Manager will generally be responsible for more complex and unique schemes within the division.&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
Principal accountabilities of the Senior Site Manager role include:&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
Manage the day to day running of the development and provide clear direction to those working on the construction site regarding their responsibilities and targets&lt;br /&gt;&#13;
Manage and implement health and safety procedures, working closely with Bellway Health and Safety Managers and ensure that that all aspects of health and safety are followed and adhered too&lt;br /&gt;&#13;
Ensure site presentation is maintained at the correct standard at all times&lt;br /&gt;&#13;
Attend external Health and Safety inspections taking corrective action to ensure any items are effectively closed out in a timely manner&lt;br /&gt;&#13;
Co-ordinate labour and resources on site to deliver the build programme on larger developments, and to proactively schedule in trades to ensure optimum delivery.&lt;br /&gt;&#13;
Manage material levels on larger site to ensure the minimum amount of stock, but enough to ensure the site programme is met and all labour is efficiently employed&lt;br /&gt;&#13;
Liaising proactively with other internal departments, externals suppliers and partners to ensure the build programme is achieved&lt;br /&gt;&#13;
Motivate, support and manage directly employed site staff, providing toolbox talks, training, coaching, and support as required to improve performance&lt;br /&gt;&#13;
Deliver all aspects of production requirements in strict accordance with relevant technical and planning documentation provided and any subsequent instructions that may be necessary from time to time&lt;br /&gt;&#13;
Fully conform to building regulations and warranty providers’ requirements (NHBC, LABC Services)&lt;br /&gt;&#13;
Ensure that all plots are built to the highest standard of quality, complying with the NHBC Standards, Building Regulations, range specifications, and best practice&lt;br /&gt;&#13;
Undertaking company directed quality control procedures and inspections at the correct timings, and rectifying any defects so as not to incur additional cost, time delays to the programme, or reduction in the final quality&lt;br /&gt;&#13;
Thoroughly inspect and ensure any remedial work is completed in advance of each NHBC key stage inspection&lt;br /&gt;&#13;
Ensure that the Bellway Fire policy is adhered to on site&lt;br /&gt;&#13;
Ensure that the Bellway Part L policy is adhered to on site&lt;br /&gt;&#13;
Initiating and attending plot inspections with the Local Building Inspector or NHBC, taking corrective action to ensure a minimum of RI’s/BRI’s&lt;br /&gt;&#13;
Monitor and control the cost of production, and approving payment to contractors and trades where appropriate.&lt;br /&gt;&#13;
Understand and work to site overhead model / site budgets&lt;br /&gt;&#13;
Ensure accurate production/progress returns are updated and sent to the Construction Manager and/or Construction Director as requested&lt;br /&gt;&#13;
Ensure that adequate site records are maintained including but not limited to Site Managers reports, labour requirements, plant, materials, site inductions and health and safety records&lt;br /&gt;&#13;
Working with sales through regular sales/build meetings to ensure a smooth and controlled delivery of homes for customers&lt;br /&gt;&#13;
Carry out New Home demonstration Tour and other customer tours in line with the company’s customer first procedures to give a good demonstration of the home, answering any questions, and rectifying any issues before Legal Completion.&lt;br /&gt;&#13;
Ensure that the site is compliant with Bellway customer care procedures.&lt;br /&gt;&#13;
Support and mentor Site Managers and Assistant Site Managers to encourage career development and progression where applicable&lt;br /&gt;&#13;
