The Role;&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
You’ll be responsible for managing civil engineering projects from planning through to completion, with a focus on water and wastewater infrastructure schemes.&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
Key responsibilities include;&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
Managing projects end-to-end from pre-construction through to delivery&lt;br /&gt;&#13;
Coordinating site teams, plant, and direct labour&lt;br /&gt;&#13;
Overseeing programmes, budgets, and quality standards&lt;br /&gt;&#13;
Managing projects including rising mains, drainage, and storm flow works&lt;br /&gt;&#13;
Liaising with clients, stakeholders, and internal teams&lt;br /&gt;&#13;
Conducting regular site visits to monitor progress and resolve issues&lt;br /&gt;&#13;
Supporting procurement, planning, and reporting activities&lt;br /&gt;&#13;
Ensuring health &amp; safety standards are maintained throughout&lt;br /&gt;&#13;
Managing project risks and driving efficient delivery&lt;br /&gt;&#13;

What You’ll Need;&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
Backgrounds considered: Site Engineer, Site Manager, General Foreman&lt;br /&gt;&#13;
Experience delivering projects within the water or wastewater sector&lt;br /&gt;&#13;
Strong understanding of drainage, pipelines, and sewer infrastructure&lt;br /&gt;&#13;
Experience working for a self-delivery contractor&lt;br /&gt;&#13;
Ability to manage projects rather than just subcontract packages&lt;br /&gt;&#13;
Good knowledge of construction methods, sequencing, and site operations&lt;br /&gt;&#13;
Strong communication and organisational skills&lt;br /&gt;&#13;
Must have the right to work in the UK&lt;br /&gt;&#13;

There is an exciting opportunity to join Bellway, one of the UK’s largest house builders. Our South West Division located in Bristol is looking to recruit a Senior Land Manager to join the Division’s Land department.&lt;br /&gt;&#13;

The Role&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
The role of Senior Land Manager is responsible for identifying and acquiring development sites across the Division in order for land targets to be met, working closely with the Planning team in order to ensure that maximum contribution is achieved from all land purchases.&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
Principal accountabilities of the role include:&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
Maintain a high profile with external property contacts by establishing and maintaining effective working relationships with local authorities, local agents, land owners and other developers within the area, in pursuit of opportunities for the company.&lt;br /&gt;&#13;
Liaise between the Land and other internal departments, together with other Divisions and Group, to ensure opportunities are optimised and effective working relationships are developed to assist in the land acquisition process.&lt;br /&gt;&#13;
Ensure that acquisition proposals are presented, in an objective and professional manner, with required input from other departments and in line with Group/Divisional procedures.&lt;br /&gt;&#13;
In liaison with the Technical Department, responsible for appointment of external professionals and consultants in relation to site appraisal&lt;br /&gt;&#13;
Responsible for all projects from initial site identification, appraisal and approval to the point of purchase and implementable planning consent being obtained, in line with budgets.&lt;br /&gt;&#13;
Assist the Land Director in the review and finalisation of the Land Strategy, managing the land bid and land acquisition process. You will maintain and enhance a contacts network and support the Land Director with more complex land deals. You must have excellent IT and written, verbal and listening communication skills.&lt;br /&gt;&#13;
Experience, Qualifications and Skills&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
Experience&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
Experience of working as a Land Manager or Senior Land Manager managing complex land deals&lt;br /&gt;&#13;
Ability to be demonstrate an excellent working knowledge of land acquisition and the appraisal process&lt;br /&gt;&#13;
Qualifications and Training&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
Property Development and Planning Degree or Real Estate Degree is desirable&lt;br /&gt;&#13;

The Role&lt;br /&gt;&#13;

The role of Assistant Site Manager, reports to the Construction Manager and assists with the responsibility for managing all aspects of a construction development site, ensuring the provision of safe, efficient and cost effective works at all times, while maintaining the highest quality of work and customer service are delivered within the given timescales.&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
Principal accountabilities of the role include:&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
Support the Site Manager with the day to day running of the development and provide clear direction to those working on the construction site regarding their responsibilities and targets&lt;br /&gt;&#13;
Assist with management and implementation of health and safety procedures, working closely with Bellway Health and Safety Managers to ensure that that all aspects of health and safety are followed and adhered too.&lt;br /&gt;&#13;
Motivate, support and manage directly employed site staff, providing toolbox talks, training, coaching, and support as required to improve performance&lt;br /&gt;&#13;
Ensure site presentation is maintained to the correct standard at all times&lt;br /&gt;&#13;
Support the Site Manager to deliver all aspects of production requirements in strict accordance with relevant technical and planning documentation provided and any subsequent instructions that may be necessary from time to time&lt;br /&gt;&#13;
Fully conform to building regulations and warranty providers’ requirements (NHBC, LABC Services)&lt;br /&gt;&#13;
Assist the Site Manager with producing accurate production/progress returns and ensure that they are updated and sent to the Construction Manager and/or Construction Director as requested&lt;br /&gt;&#13;
Assist the Site Manager in undertaking company directed quality control procedures and inspections at the correct timings, and rectifying any defects so as not to incur additional cost, time delays to the programme, or reduction in the final quality&lt;br /&gt;&#13;
Assist the site manager in monitoring and controlling the cost of production, and approving payment to contractors and trades where appropriate&lt;br /&gt;&#13;
Ensure that adequate site records are maintained including but not limited to Site Managers reports, labour requirements, plant, materials, site inductions and health and safety records&lt;br /&gt;&#13;
Thoroughly inspect and ensure any remedial work is completed in advance of each NHBC key stage inspection&lt;br /&gt;&#13;
Working with sales through regular sales/build meetings to ensure a smooth and controlled delivery of homes for customers&lt;br /&gt;&#13;
Carry out New Home demonstration Tour and other customer tours in line with the company’s customer first procedures to give a good demonstration of the home, answering any questions, and rectifying any issues before Legal Completion&lt;br /&gt;&#13;
Be responsible for delivering excellent customer service to customers in line with company customer first guidelines&lt;br /&gt;&#13;
Accept responsibility for such duties and responsibilities as the Site Manager may determine; in particular, as and when required, deputise for the Site Manager&lt;br /&gt;&#13;
Experience, Qualifications and Skills&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
Experience&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
Experience of working as an Assistant Site Manager with a high volume residential house builder&lt;br /&gt;&#13;
Experience of effectively managing teams&lt;br /&gt;&#13;
Up to date knowledge of health and safety, building legislation and current NHBC standards&lt;br /&gt;&#13;
Qualifications and Training&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
GCSE Maths and English – Grade C/4 or above (or equivalent)&lt;br /&gt;&#13;
Valid CSCS card at Site Manager level (or equivalent)&lt;br /&gt;&#13;
Valid SMSTS certificate&lt;br /&gt;&#13;
Valid First Aid certificate&lt;br /&gt;&#13;
Construction Management – HNC Level 4, HND Level 5 or NVQ Level 6 is desirable&lt;br /&gt;&#13;
Valid Scaffold Appreciation certificate is desirable&lt;br /&gt;&#13;
Valid LOLER certificate is desirable&lt;br /&gt;&#13;
Skills and Aptitude&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
Strong communication, listening and presentation skills&lt;br /&gt;&#13;
