There is an exciting opportunity to join Bellway, one of the UK’s largest house builders. Our West Midlands Division located in Tamworth is looking to recruit an Assistant Land Buyer to join the Division’s Land department. The Role The role of Assistant Land Buyer reports to the Senior Land Manager. Principle accountabilities of the Assistant Land Buyer role include: Establish and maintain effective working relationships with local authorities, local agents, land owners and other developers within the Division’s geographical area to ensure up to date knowledge of current and future market opportunities. Identify potential sites for residential development to meet the Division’s targets. Prepare accurate viabilities supporting land offers together with the Land Director. Obtain ordinance survey records, flood risk assessments, tree order protection, relevant planning information and local policies. Produce a clear assessment of the potential success of a development by collating build costs, market research, local planning policy and technical information. Undertake feasibility assessments on prospective land and conduct extensive research. Assist in negotiating and preparing offers to pursue land opportunities in order to meet the Division’s land requirements that are within budgets and forecasts. Assist in preparing approval packs for the main board to obtain Group approval to purchase land. Maintain a sound knowledge of all technical and health and safety aspects covering land acquisition and development of land and associated legal agreements. Maintain and manage the land register/portfolio. Experience, Qualifications and Skills Experience No specific experience required. Training support and guidance will be provided. Qualifications and Training GCSE Maths and English at Grade 4/C (or equivalent) or above A degree in a land, property, planning, construction, finance, business or law based subject. Full UK driving licence. Skills and Aptitude Excellent administration and organisation skills Strong communication skills (face to face, telephone and electronic) Ability to prioritise workload and meet tight deadlines Demonstrates a high level of discretion and confidentiality. Excellent attention to detail Problem solving skills and able to resolve issues effectively Capable of researching information, compiling data and reporting findings in a clear and concise manner. Ability to work on own as well as part of a team Proficient IT skills along with a good working knowledge of Microsoft Office (Word, Excel and outlook) and the ability to adapt to new systems.
