Wise buyers prefer a new-build

30 Sep 10 For most of us, owning a new home is one of the largest investments we make in our lifetime. With New Homes Month now under way, NHBC, the leading warranty provider for new homes in the UK, is encouraging home buyers to consider the benefits of buying new.

Aside from all the obvious benefits such as modern bathrooms, swish fitted kitchens and savvy gardens, there is also no dated décor from previous owners or shabby exteriors to give you and your wallet nightmares! NHBC looks at why new is so appealing to today’s home buyer:

Chain free – spiralling house prices and long chains can be extremely stressful but because there is no chain when buying a new home, it also allows you to sell your home in your own time and, often, move in only when you're ready to!

You’re covered – if the builder is registered with NHBC, the property will be covered by NHBC’s full ten-year Buildmark Policy once it is completed.  NHBC’s Buildmark currently protects 1.7 million homes throughout the UK and covers a variety of structural issues.  All homes with the Buildmark cover have been constructed by a builders registered with NHBC which sets building standards for the UK’s house-building industry.

Lower bills and toasty warm – new homes are built to higher insulation standards and have more efficient heating systems than ever before. Greater energy efficiency means significantly lower heating bills and you’ll be kept warm all winter too!

Chic design with all the convenience – most house builders provide quality design, use energy efficient materials and the latest gadgets to finish their homes. They may also offer a choice of kitchens, bathrooms, fixtures, fittings and even the internal colour scheme, so you can personalise your new home before you move in.

The chintz has been chucked – a new home is a blank page, with no decorating left over from previous occupants so you can start from scratch in the garden, designing and planting what you want

Incentive schemes – look out for incentive schemes run by some builders who might offer anything from part exchange on your old home to paying for removal costs

A happy home is a safe home – if you have a growing family it is important to know your home is safe.  In addition to using friendly materials, many new homes are designed with safety and security in mind.  Builders often install smoke detectors, locks on ground floor windows and robust locks on front and back doors.  Plus there should be no more worries about dodgy wiring, as electrical circuits in new homes are designed to meet the electrical demands of today's lifestyles.

Long live the DIY free Sunday – new homes require less maintenance and repair than older homes and areas that would commonly require attention, like window frames and skirting boards, are fresh and just beginning their life span.

New neighbours, new friends – if you are moving into a new home chances are your neighbours will be doing the same, what better way to make new friends than with people are in the same situation!
