ISG to turn studio HQ into swanky Soho apartments

31 Oct 12 ISG has been awarded a £4.3m contract to transform an iconic piece of film industry history into smart London apartments.

Paramount House on Wardour Street, in London’s Soho conservation area, is today an ordinary six-storey office building. But it was once the London headquarters of Hollywodd’s Paramount Studios.

ISG is set to turn it into 15 high-specification residential apartments, including a luxury penthouse suite, for specialist developer Amazon Properties.

Following a recent strip out of the property, the building is now vacant apart from two retail units on the ground floor. These will remain open for business throughout the 40-week refurbishment programme.

The design & build project will see ISG create a new entrance lobby for the apartments on the ground floor with access via Hollen Street.  Storeys one to four of the building will each be converted into three apartments, with two apartments on the fifth floor and the penthouse occupying the entire sixth storey floor plate.

The Penthouse apartment has its own private roof terrace accessed by a sliding rooflight and a feature glass staircase. The bespoke kitchens, bathrooms and joinery items have all been designed by Amazon’s in-house team, while the heating will be provided by a combination of Victorian-style radiators and electric under-floor heating. Each apartment will be fitted out to an extremely high standard, with solid oak wooden floors and carpet insets.

In addition to the interior fit out of the apartments, ISG will replace windows throughout the building, as well as forming new dormer units within the property’s distinctive mansard roof.

Grahame Roberts, divisional managing director of ISG Fit Out, said: “The strong high-end residential market in central London continues to drive demand in the most desirable postcodes for change of use schemes. This latest project plays to our strengths of delivering high quality executive homes whilst working in a logistically challenging environment and we are confident that the new development will attract serious interest when the apartments are marketed.”
