About the Role
We are currently recruiting for a
PPM Team Leader to join a busy property services team based in
Harlow.
This is an office-based position, overseeing the day-to-day delivery and coordination of
Planned Preventative Maintenance (PPM) works within a social housing environment.
The successful candidate will be responsible for supporting the team to ensure planned maintenance works are scheduled, coordinated and completed efficiently, while maintaining a high level of customer service and meeting contractual requirements.
Key Responsibilities
Lead and support a team responsible for the coordination and delivery of PPM works.
Oversee the scheduling and allocation of planned maintenance jobs.
Monitor workloads, productivity and team performance to ensure targets are achieved.
Ensure works are progressing within agreed timescales and contractual requirements.
Liaise with operatives, contractors, clients and internal teams to resolve issues and delays.
Monitor outstanding works and take appropriate action to prevent backlogs.
Deal with escalated queries and support the team with more complex issues.
Maintain accurate records and ensure systems are kept up to date.
Produce and monitor reports relating to team performance, workloads and outstanding works.
Support the implementation and improvement of PPM processes and procedures.
Ensure a high standard of customer service is maintained when dealing with residents and stakeholders.
Assist with identifying operational issues and implementing solutions.
Provide coaching, guidance and support to team members.
Ensure all works are managed in line with relevant health & safety, compliance and company procedures.
About You
The ideal candidate will have experience within
social housing, property services, repairs, maintenance or facilities management, with previous experience supervising or leading a team.
You will be organised, confident and able to manage competing priorities within a busy office environment.

Planned Preventative Maintenance (PPM)
Social housing or housing association environments
Repairs and maintenance
Scheduling and coordinating works
Managing or supervising a team
Contractor and operative management
KPI and performance monitoring

Skills & Experience
Previous experience in a team leader, supervisor or senior coordinator position.
Experience within property services, housing, maintenance or facilities management.
Strong organisational and time-management skills.
Excellent communication skills, both written and verbal.
Ability to manage a busy workload and prioritise effectively.
Confident dealing with operatives, contractors, clients and residents.
Good IT skills and experience using Microsoft Office.
Strong attention to detail and ability to maintain accurate records.
Ability to identify issues and take ownership of resolving them.
Previous experience working to KPIs and service-level targets.
