Property Manager - Private Landlord

Location: NW London - Office Based
Salary: £40,000-£50,000 DOE
Job Type: Full-time

We are recruiting on behalf of a private landlord with a diverse portfolio of residential and commercial properties across London. Our client is looking for an experienced, reliable and proactive Property Manager to take ownership of the day-to-day management and smooth operation of the portfolio.

This is a hands-on role suited to someone who is highly organised, commercially aware and comfortable working independently. You will be trusted to manage tenant relationships, contractors, maintenance, lease matters, financial follow-ups and general property operations, with minimal supervision.

The Role

As Property Manager, you will act as a key point of contact for tenants and suppliers, ensuring properties are well maintained, tenancies are effectively managed and issues are dealt with promptly and professionally.

Key responsibilities include:

  • Tenant Management: Manage day-to-day tenant relationships, respond to enquiries, oversee lease agreements and ensure compliance with tenancy and lease terms.
  • Lease Renewals & Legal Matters: Monitor lease expiry dates, coordinate renewals and work with solicitors on legal and tenancy-related matters where required.
  • Property Maintenance: Oversee repairs, planned maintenance and refurbishment projects, ensuring work is completed to a high standard, on time and within budget.
  • Financial Oversight: Monitor rental payments, service charges and arrears, follow up outstanding balances professionally and provide basic financial reporting.
  • Reporting: Prepare structured monthly or biweekly reports covering property performance, tenancy updates, maintenance, legal matters, financial issues and outstanding actions.
  • Contractor & Supplier Management: Source, appoint and manage contractors and suppliers, obtaining competitive pricing and ensuring works are delivered efficiently and cost-effectively.
  • Emergency Management: Respond quickly to urgent property issues and coordinate appropriate action through to resolution.
  • Compliance: Help ensure properties remain compliant with relevant health & safety requirements, legislation and other applicable property regulations.
  • General Portfolio Management: Identify potential issues before they escalate, maintain accurate records and ensure the landlord remains fully informed of important matters.
  • About You

    Our client is looking for someone who takes genuine ownership of their work and can be relied upon to get things done.

    You should have:

  • 3-5 years' experience in property management, ideally covering both residential and commercial properties.
  • Excellent organisational and time-management skills, with the ability to manage multiple priorities independently.
  • A practical, solutions-focused approach to dealing with tenants, contractors, suppliers and legal matters.
  • Good attention to detail and the ability to maintain accurate property and tenancy records.
  • Basic accounting knowledge, particularly relating to rental income, service charges and arrears.
  • A good working knowledge of property law, leases and tenancy processes.
  • Strong communication and negotiation skills.
  • A proactive and trustworthy approach, with the confidence to make sensible decisions and escalate matters when appropriate.
  • Experience using property management software would be advantageous.
