Location: South East London
Salary: £40,000 per annum + 10% discretionary annual bonus
Hours: 9:00 AM - 5:30 PM, Monday to Friday

Are you a skilled maintenance professional with a passion for keeping buildings in top condition? An award-winning real estate company is seeking a dedicated Maintenance and Fabric Operative to join their personable and professional team in South East London. This role offers the opportunity to work on a vibrant estate comprising over 250 residential units, ensuring the safety, functionality, and aesthetic appeal of the property.

About the Role:
In this hands-on position, you will be responsible for the routine maintenance, repair, and refurbishment of the estate's buildings and facilities. Your expertise will help maintain a safe, attractive, and well-functioning environment for residents and staff alike.

Key Responsibilities:

• Conduct regular inspections to identify and resolve fabric maintenance and repair issues
• Perform repairs on building elements such as doors, windows, walls, ceilings, and floors
• Respond promptly to maintenance requests and emergency situations
• Utilise a variety of materials including wood, metal, and plastic for repairs and construction
• Undertake painting, decorating, and a range of DIY tasks to uphold high standards of presentation
• Identify safety hazards and take corrective action to ensure compliance with health and safety regulations
• Carry out safety inspections and participate in safety training programs
• Keep detailed records of all maintenance activities, including repairs, inspections, and preventive maintenance
• Manage resources efficiently, documenting materials used to optimize costs
• Communicate effectively with team members, contractors, and stakeholders about ongoing maintenance issues
• Offer feedback on the condition of facilities and suggest process improvements
• Perform additional duties as reasonably required to support the team and estate operations

Ideal Candidate Profile:

• Proven experience as a Maintenance Operative or Handyman
• Knowledge of health and safety procedures including COSHH, working at height, and risk assessments
• Strong customer service and communication skills
• Ability to work independently, organize tasks efficiently, and determine material requirements
• Relevant qualifications such as NVQ, City & Guilds, or equivalent
