Salary: £35,000 per annum
Location: South West London - office-based
Hours: Monday to Friday, 09:00-17:30
Job Type: Full-time, Permanent

Our client is looking to appoint a Commercial Property Manager to join their team in South West London. This is a full-time, office-based opportunity for an organised and commercially minded property professional to take responsibility for the day-to-day management of a portfolio of commercial properties across London.

The successful candidate will play a key role in managing tenant and landlord relationships, overseeing lease administration, coordinating property maintenance and contractors, and ensuring that properties are operated and maintained to the required standards.

You will work closely with landlords, asset managers, managing agents, solicitors, surveyors and a range of external professional advisers, taking ownership of multiple properties and a broad range of operational and tenant matters.

Key Responsibilities

  • Manage the day-to-day operation and management of a portfolio of commercial properties across London.

  • Act as a key point of contact for commercial tenants, landlords and other property stakeholders.

  • Manage lease administration, including maintaining accurate lease records and monitoring key dates, renewals, rent reviews, break options and other lease events.

  • Respond to tenant enquiries and ensure property and operational issues are dealt with efficiently and professionally.

  • Coordinate maintenance, repairs, inspections and planned works across the portfolio.

  • Appoint and manage contractors and suppliers, obtain quotations and monitor works through to completion.

  • Ensure properties comply with relevant statutory, regulatory, health and safety and property compliance requirements.

  • Assist with the preparation and monitoring of property budgets, service charges and operational expenditure.

  • Monitor rent, occupancy and other key property information and contribute to regular client and management reporting.

  • Support commercial lettings activity, including coordinating marketing, viewings, enquiries and tenant onboarding.

  • Liaise with solicitors regarding lease documentation, licences, legal enquiries and other property-related matters.

  • Work with surveyors and external valuers, coordinating access, documentation and property information as required.

  • Liaise with managing agents, estate and block managers and other third-party property professionals.

  • Coordinate with architects, surveyors, project managers, planning consultants and engineers where works or projects affect managed properties.

  • Carry out regular property inspections and ensure any identified issues are appropriately followed up.

  • Maintain accurate and up-to-date property, lease, compliance, contractor and financial records.

  • Support the wider asset management team with property-related projects and initiatives as required.

About You

Our client is looking for someone with previous experience in commercial property management or a closely related property role, who is confident managing multiple properties and stakeholders.

You will ideally have:

  • Previous experience in commercial property management or a related property position.

  • A good understanding of commercial leases and landlord and tenant matters.

  • Experience with lease administration, including monitoring key lease dates and obligations.

  • Experience managing property maintenance, contractors and day-to-day operations.

  • An understanding of service charges, property budgets and operational expenditure.

  • Good working knowledge of relevant UK property legislation, health and safety and property compliance requirements.

  • Experience dealing with commercial tenants, landlords, solicitors, surveyors and other professional advisers.

  • Commercial lettings experience would be advantageous.

  • Excellent written and verbal communication skills, with the confidence to deal professionally with a broad range of stakeholders.

  • Strong organisational and time-management skills, with the ability to manage competing priorities and deadlines.

  • Excellent attention to detail and a proactive, solutions-focused approach.

  • Confidence using property management software, CRM systems and Microsoft Office, particularly Excel.

  • Previous experience within the London commercial property market is highly desirable.

  • A relevant property or real estate qualification would be advantageous, but is not essential.

  • The ability to travel to properties and meetings across London when required.
